The Stokes family from Margate were packed up and ready to emigrate to Australia when they received some very bad news. Only three weeks before the big move, their estate agent called to say there had been a break in their property chain – their buyer had been let down, which meant that suddenly, they did not have a buyer for their own house.
Mr Richard Stokes, owner of the Southland News Agency for the past 25 years, had recently sold the family business. The move to Melbourne was now hinging on the sale of the family home going through.
Luckily, while he was out playing golf the day after the bad news was received, Richard’s partner mentioned that he had heard of a company who could conduct fast property sales within seven days if necessary. In fact, one of his employees had completed a fast sale only two weeks earlier. He called the office to get details.
As soon as they reached the clubhouse Richard contacted the investment company used by the employee and an appointment was made for that afternoon.
A representative called on the Stokes family at 4pm and when he left, the family had a new contract for a fast sale with a completion date only seven days away.
They received a fair deal for their home, coming out of the transaction with just on 90% of what they would have received had their original contract gone through. An added bonus was that they didn’t have to pay estate agent fees.
Rather than spending the next few weeks in a state of high anxiety due to the uncertainty of their move, Richard and his family were able to proceed with their move to Australia as planned.
If you are planning an imminent move and you are concerned about a broken property chain, a quick call to one of these operators is often all that is needed to start the ball rolling.
While homeowners are warned to shop around, there are some high-integrity operators out there who have a genuine desire to help people, and their businesses are thriving. They can help all kinds of people who need to sell their property quickly. Whether they are facing repossession or waiting for a nursing home vacancy to come up, their services can take much of the stress out of selling a home.
Evgeni Vachkov of St Genix Property Investors says: “Numerous times property sellers wait in excess of 4 months to receive the highest offers without taking into account the additional costs. Excess mortgage payments, Estate Agent’s fees, Home Information Packs and time spent in endless viewings are some of the obscurities that an inexperienced vendor fails to account for in advance. Although fast property sellers can help you organize a property sale quickly, ethical Property Investors can tell you exactly when the deal will complete and offer to cover your solicitor’s fees.”
