Home flipping entails a lot of work but of course, the first thing to do is to find the home. This is where everything starts and where a real estate investor has to do some extensive research. A search on the internet, newspapers coupled with a personal inspection of several properties will be most helpful.

It’s important to note, though, that flipping homes does not just mean buying whatever residential properties are on sale on the market. It goes beyond that as a home flipper has to be resourceful enough to be able to find the right home to flip. Homes suited for flipping should be those that are in a strategic location, those that are not too expensive, not very dilapidated and those that need only minor renovation work.

Where to look

Learning the basics of finding that home to flip is the right step to take. There are various ways to do this. You can consult a real estate agent, search on the web, classified ads on the newspaper or look through foreclosure listings. You can also ask from a mortgage broker or perhaps, some family members and friends know of a home that’s for sale.

Some investors prefer to use the foreclosure listings where they can get the best deal. Owners of foreclosed properties are usually in dire need of money to pay for their mortgage and they could agree to sell their home at a lower price. It’s best to personally visit the house yourself to find out its condition.

If you know of a real estate agent or you have a good friend who is an agent, he or she could help you find homes for sale depending on your criteria. Ask for a referral from someone you know and make sure that he or she is knowledgeable about the real estate industry. Once you’ve found a good agent whom you can trust, you can use that person to be your agent as well. He or she can help you in a lot of things from drafting agreements to negotiations.

On the internet, you can search for specific details from the property’s location, neighborhood, the area’s prospect for development to assessed value, price range of comparable homes and there are even photos already posted.

The criteria

So what are the major factors you should take into consideration when searching for that particular home to flip?

Experts advise to choose homes that have at least two to three bedrooms and two bathrooms. Most families go for this type of house.

Pick those distressed homes that need cosmetic repair. By this, we mean a home that needs only minor fixes instead of the major ones. Minor repairs involve repainting of walls, cabinets, changing floors, cabinet doors and the like. Avoid homes that need repairs in roofing, the electrical system and plumbing system.

Homes for sale that are new on the market and with fair value can be considered rather than those that have stayed long.

Finally, the price has to be right. Buy the house with the lowest value and remember to select from several homes before making your final pick. Avoid impulsive buying when it comes to residential properties. Buying low and selling high is the key to gaining great profits in home flipping.
